Terms and Conditions
RESERVATION REQUIREMENTS: 50% of the rental is required in advance to hold the reservation. Balance of total rental is due 30 days prior to arrival and will be automatically charged when a credit card has been supplied. The agent does not accept checks on reservations made less than 30 days before arrival.
CANCELLATION: We require cancellation in writing. Unless you have purchased Travel Insurance, the following will apply: Cancellations 30 days or more prior to arrival are refundable, less a $150.00 cancellation fee. Cancellations within 30-days of arrival are non-refundable. PLEASE NOTE! Travelers from New York and Hawaii are unable to purchase Travel Insurance through Barefeet Vacation Rentals due to your state’s licensing laws.
OCCUPANCY REGULATIONS: PLEASE READ CAREFULLY! All rental units are subject to occupancy limits (‘OCCUPANCY’ INCLUDES everyone over the age of 1, even TEMPORARY VISITORS, NOT staying overnight) that are established either by state fire code regulation, property owner, or Association. Guest agrees to abide by that limitation as indicated on the Rental Agreement and pay any fines issued by an Association. Barefeet Rentals has no authority to circumvent the law or a condo association’s rules. Guest further agrees that Barefeet Vacation Rentals has the right to terminate this Agreement before the end of the Rental Period if the limit is exceeded, and any such termination will result in a forfeiture of all monies paid on the reservation.
CONFIRMATION: Confirmation of the reservation will be sent upon receipt of the reservation advance payment. Please read the confirmation for accuracy of dates, mailing address, number in party, and accommodation. Any errors must be directed to the reservations department within one day of booking.
DAMAGE PROTECTION: The Accidental Damage Protection is non-refundable and covers unintentional damage up to $1000 to the rental unit interior that occurs during your stay. Any damages that exceed $1000 will be charged to the credit card on file.
SMOKING & PETS: Smoking and pets are not permitted.
ASSOCIATION RULES: If the unit is a condominium or other multiple-unit accommodation, the guest and persons accompanying the guest agree to abide by the rules of the Association.
OWNER and AGENT: Are not responsible for loss, theft, or personal injuries sustained by the guest or person accompanying the guest.
MAINTENANCE: It is possible that it might be necessary to temporarily close or provide maintenance to tennis courts, swimming pools, marinas, elevators, landscaping, and/or other common elements in a community during your stay. Additionally, neither Barefeet Vacation Rentals nor property owners guarantees against mechanical failure of heating, air-conditioners, televisions, plumbing, refrigeration, or other appliances or utilities such as Internet/Cable/Phone service or construction work in the community. The undersigned agree to report any inoperative equipment, disruption in service, or disturbances to Barefeet Vacation Rentals. No discounts or refunds will be given for equipment/appliance/utility/plumbing failure, or maintenance noise or disruption that occurs during your stay.
Every effort is made to keep each property clean and well-maintained. Please notify us upon arrival if the unit is unsatisfactory for any reason, so we have an opportunity to address it. Please do not wait until departing to voice a complaint…we want to be immediately aware of any concerns or problems so we can rectify the situation.
WILDLIFE and PESTS: Every effort is made to control our natural guests, or what some people refer to as pests. Barefeet Vacation Rentals and the property owners engage pest control companies to control potential issues. Part of the control is the guest’s responsibility by ensuring garbage and recycling are removed promptly and secured properly in garbage cans, and doors are not left open. The Guest accepts these pests are part of the experience, and there are no refunds or cancellations provided based on pest issues.
PARKING RESTRICTIONS: Parking is limited to two parking spaces per unit, and is strictly enforced. Motor homes, travel trailers, cargo trailers, boat trailers, and automobiles exceeding the two-car parking limit require off-site parking arrangements, which guests are responsible for securing prior to arrival.
BOATS AND OTHER WATERCRAFT: ALL watercraft must provide proper ownership documentation and insurance, and receive confirmation of approval from the condo community’s Harbormaster prior to arrival. Barefeet Vacation Rentals is not associated with marina facilities, and therefore, all responsibility for making reservations for boat slips and access for watercraft onto community property is the guest’s responsibility. Barefeet Vacation Rentals is happy to provide the phone and/or emails for harbormasters when asked.
QUIET TIME: Noise travels easily on the waterfront and in condo communities. Please be respectful and observe a 9:00 pm to 8:00 AM quiet time. Noise violations may result in immediate eviction and forfeiture of all monies prepaid.
YOU MUST BE 25 YEARS OF AGE TO RESERVE A UNIT: Someone 25 years of age or older must also be in residence during the entire rental period. A reservation obtained under false pretenses will be subject to eviction and forfeiture of all amounts prepaid.
ADDITIONAL CHARGES: Will apply for excessive cleaning as well as keys, gate cards, and pool passes that are not returned to the Barefeet Vacation Rentals office at check-out.
LOST ITEMS: Left items that are found can be returned upon request, with a fee for retrieval, processing, and shipping. Unclaimed items will be disposed of 30 days after a guest’s departure date.
FURNISHED IN UNIT: All units are individually owned and decorated. Although Barefeet Vacation Rentals administers minimum standards for a unit to participate in our program, the style, quality of furnishings, and color schemes vary considerably according to individual owner preference. Basic kitchen supplies, bedding, and bath towels are provided. More personal items, such as soaps, shampoo, and kitchen spices/condiments, are not provided. A starter supply of paper products is supplied; however, guests are responsible for additional items needed during their tenancy. Our owners are happy to share their Florida home with you and trust you will respect it as your own. Guests shall take good care of the premises and agree not to move or alter any of the furnishings and to be responsible for all conditions caused by the negligence, wrongful acts, or omissions of the persons accompanying the guest.
SUBSTITUTION OF ACCOMMODATIONS: Circumstances may cause your confirmed unit to become unavailable due to ownership changes, properties being removed from rental use, mechanical problems, or other unforeseen circumstances. Therefore, the Agent cannot absolutely guarantee a specific rental property. Agent reserves the right to change assignments without notice or liability should the unit become unavailable prior to your arrival; however, this would only occur in an extreme circumstance. When comparable accommodations are not available, Guest(s) will have the option of selecting from available properties at the published rate or receiving a complete refund of their reservation deposit. Where there is no advanced deposit and no substitution can be made, the Agent will give as much notice as possible so other arrangements can be made.
If circumstances occur during the guest’s stay, Barefeet Vacation Rentals, acting as a booking intermediary between you and the property owner, will use its best efforts to provide a substitute vacation accommodation of equal monetary value of the original agreement. If Barefeet Vacation Rentals is unable to find such accommodations, then at the option of the agent or the Guest’s option, this Agreement shall be canceled and terminated. Barefeet Vacation Rentals shall refund to the Guest all payments made by the Guest under this Agreement for any unused portion of the rental period and shall thereafter not have any liabilities or obligations to the other arising out of the unavailability of the rental property and/or the Guest’s travel arrangements.
DEFAULTS: If the guest defaults in the performance of any of the obligations contained herein, and a suit at law is brought against the guest and/or persons accompanying the guest, Property Owner and Barefeet Vacation Rentals shall be entitled to recover all costs and expenses, including court costs and attorney fees.
INDEMNIFICATION AND HOLD HARMLESS: Guest agrees to indemnify and hold harmless Owner and Agent and their representatives from and against any liability for personal injury, illness, or property damage sustained by any person (including Guest’s Guests) as a result of any cause occurring on the premises or any part, or in common areas.
SALE: Before or during your stay, a rental unit may be listed for sale. 24-hour advance notice of showings will be given; the guest does not need to be present, as the listing agent will be in attendance.
RATES: are subject to change without notice until you have a confirmed reservation.
DISCLOSURE: Barefeet Vacation Rentals is the agent of the owner. This contract is made under Florida Statutes Chapter 509.

CHECK-IN TIME: 4:00 P.M.
CHECK-OUT TIME: 10:00 A.M.
We MUST receive your Guest Registration Form and your Photo ID in advance of your arrival.
On the day of your arrival, you will receive your check-in instructions and door code. Your door code will begin working
at 4:00 PM. If the unit becomes available earlier, we will notify you by text.
To ensure personal assistance, it is very important that you arrive during business hours, as we do not have 24-hour staffing. We are open daily 9:00 am – 5:00 pm, closed for lunch from 12-1, and on major holidays. During high season, check-in time may be delayed. Rate adjustments will not be made for late arrival or early departure.
If you choose to arrive outside normal business hours and are unable to access the lockbox, your rental accommodation, or are otherwise unable to utilize our rental for that night for any reason, you must make alternate arrangements at your expense.
